THE PROPOSAL

Colman Building is bringing forward proposals to create a scheme of five new homes plus the refurbishment of the existing farmhouse at Church Farm, Church Hill, within the village of Olveston, South Gloucestershire.

We are seeking views on our draft proposals as we refine these ahead of a planned application for planning permission, likely to be submitted to South Gloucestershire Council in early 2026.

 

The bespoke development is to comprise a mixture of conversion and new build housing, together with all necessary access, landscaping and associated works, meeting increased demand for family homes in the village.

 

This website has been formulated, alongside additional in-person consultations with the community and Parish Council, to present the plans and proposals for you to review and submit comments and any questions.

SITE LOCATION PLAN

THE SITE

The site relates to land and buildings associated with Church Farm, located on Church Hill, within the village of Olveston. The site comprises the existing farmhouse and its associated agricultural outbuildings, which are a mix of traditional stone buildings and modern steel portal frame barns, mostly surrounded by extensive areas of hardstanding.

It is accessed via a field gate and concrete apron to the rear of the farmhouse. This access provides a route to the older farmstead directly from Church Hill, while a more informal agricultural access to the modern yard and buildings is through a field gate and track to the west. A traditional stone wall runs along the site's boundary with Church Hill.

 

The site is within the village envelope of Olveston and lies within the designated Green Belt boundary for Bristol/Bath. The site is also within the Olveston Conservation Area and in reasonably close proximity to the Grade II* listed St Mary's Church. A locally listed barn is also situated within the site, which is proposed for conversion as part of the development.

 

The site is partially located within the Environment Agency designated Flood Zones 2 & 3, indicating a higher risk of flooding in these areas. However, all proposed dwellings are located outside of the flood zone, therefore not at risk of flooding.

Being within the community of Olveston, the site is within a range of services and amenities, including local shop, public house, pre-school and primary school and a number of public transport facilities, with a designated Active Travel Route running directly through the village.
